Controlling and diverting water on your property

Stormwater Management

We also specialize in stormwater management, which is controlling the water that falls on and drains to your property.  Excess water can cause all kinds of damage to your home, buildings, yard and property.  Whether a large commercial property or small residential property, if you have issues with stormwater we are here to help.


We first come out and look at your property and go over all the problem areas.  In many instances using our experience and expertise we can come up with a stormwater plan and design like seen in this picture for your property.  In large or more complex areas we recommend engineers to design a stormwater plan that we will then implement.


We can install inline drains, downspout drains, French drains, dry wells, outflows, swales, rip-rap and river jack drainage areas, foundation repair and waterproofing, drain tiles, grading and erosion repair, and any other stormwater needs.

It is common to see roof downspouts draining right next to and along the foundation of buildings.  This introduces huge amounts of water where you don't want it.  We trench in and install hdpe pipe to reroute this water away from the foundations and out into the yard.  If there is no good place to drain it we can install drywells underground to collect the water and percolate it back into the soil.

Runoff from neighboring properties or from higher areas of your property can run and pool in low areas.  This can cause constantly muddy areas of your yard and also attract mosquitos.  If water pools near your house it can cause foundation problems.  If water pools near or on your driveway or patio it can cause heaving/breaking of the areas, staining, moss and mildew growth, and trip hazards.


In these areas that collect water we can install a drainage system with inline drains like the one seen in this picture.

Some areas are a natural drainage way for stormwater, but over time it can cause erosion damage.  In the picture here water from the surrounding hills was flowing and flooding onto the tennis court causing erosion and staining.  Here we excavated and graded a drainage swale and installed fabric and stone to allow the water to continue to flow along this area without causing erosion.

After looking at the exterior around the house it was clear there was a problem with the foundation as surface and downspout water was already diverted away.  We excavated and found numerous large cracks in the foundation and a collapsed and non-functioning drain tile pipe.

After excavating the area, we cleaned off the foundation wall exposing all cracks, and cleaned dirt and debris off the wall to prepare for repairs.

Waterproofed foundation

Once everything was clean, cracks were ground out with a grinder, and then cracks were sealed.  Areas were re-parged with mortar, and then the entire basement wall was coated with waterproofing foundation coating.

Once the foundation was repaired and re-coated, we installed a multi-layer dimpled waterproofing membrane to the foundation.

Once the waterproofing membrane is installed, we installed a new drain tile using 4" perforated hdpe pipe and gravel.

Finally, non-woven permeable fabric is installed over the new drain tile to prevent dirt contamination, and the foundation is backfilled with dirt.  This successfully solved the water and humidity in the basement and it's been dry ever since.
